Why do I need a home inspection? 

A home inspection by a licensed home inspector helps identify deficiencies within a home. We are trained where and what to look for and provide a professional report detailing our non-biased findings. This process helps put the home buyer or seller in a better position to make decisions about the home. 

What is a home inspection?

The object of a home inspection is to provide a professional, good faith opinion of the apparent condition of structures and systems of the residential real estate property as it is on the day of inspection. The inspection is a visual inspection of the conditions of the property. It is not a warranty or guarantee.

What areas of the home are inspected?

Areas of the home that are inspected include the Roof, Grounds, Exterior, Garage, Interiors (Kitchens, Bathrooms, Bedrooms, Laundry Area Etc), Insulation, Foundation, Basement, Plumbing, Electrical, Heating and Air Conditioning.

Is there an agreement to sign?

Yes, an inspection agreement will need to be signed prior to the inspection. The Home Inspector LLC provides the agreement electronically for you to read and e-sign. This allows you ample time to review the agreement on your time and saves time on the day of inspection. The agreement states which items are not part of the home inspection.

How long does an inspection take?

The home inspection generally takes 2 ½ to 4 hours depending on the size of the home and how many concerns are found

Do I need to be present for the inspection?  

No, it is not required that you attend the inspection, HOWEVER, it is highly recommended that you attend. Attending the home inspection allows you time to look at the home in more detail than you would have during a showing. If you can not attend the whole inspection, I have found it works well to attend the last 30 to 60 minutes. This allows for a walk-through with you showing any major concerns that were found.

Is there a written inspection report?

Yes, a written report conforming to the WI Standards of Practice is emailed to you, generally the same day. It can also be emailed to your agent, bank or others with your permission. The report is generally 35-45 pages long and contains photos.

Can a home fail an inspection?

No, a home can not fail inspection. An inspection performed by a home inspector simply gives an opinion of the conditions of the property’s components. It is not a code inspection or appraisal of the property.

What is your service area?

Our service area is roughly anywhere within 60 miles of
Prairie du Sac, WI. This area covers all of Mauston, WI Dells/Baraboo, Portage, Madison Metro Area, Monroe, Platteville, Richland Center and Reedsburg areas. We have and will travel further if we can fit it into the schedule. An additional mileage fee will be charged for areas outside of 60 miles from Prairie du Sac.

What forms of payment do you accept?

Cash, check or Venmo are the preferred methods of payment. Credit and debit cards are also accepted. If using credit/debit, a payment link will be emailed prior to the day of inspection. Payment is due the day of inspection.
